Our client is an experienced self-storage owner, developer, and operator with headquarters currently located in the South Bay area of Los Angeles, CA. The company was founded in 2007 to identify and acquire underperforming and mismanaged storage facilities of Los Angeles. Their in-house management team focuses on repositioning these assets by substantially increasing revenue and value.

Our client is well-capitalized for future growth and will continue to acquire existing sites and land for development throughout the West Coast and is prepared to expand into other major MSAs throughout the nation.

While their portfolio has grown steadily over the years, they anticipate an accelerated growth phase in the foreseeable future as their capital outweighs our deal flow.

Job Description – Construction Project Manager

This position will provide operational support to the Director of Construction. This Project Manager will be primarily responsible for supporting both the development and construction of self-storage facilities located across the US. This individual will be expected to conduct deal administration activities, on-site visits, and assist in performing supervision. This is a highly visible role and requires a highly organized individual that can work with various professionals on multiple projects. Most of the development will be on the West Coast (San Diego to Seattle) with some potential East Coast trips.

Responsibilities:

  • Provide support to our Director of Construction
  • Regular jobsite visits to ensure quality, safety, and all other standards are being met
  • Assist in developing scopes of work and vendor lists, as well as obtaining and comparing pricing for project budgets
  • Make sure projects are on schedule to be completed on time
  • Monitor and help control progress of projects; manage activities of general contractor and/or sub-contractors for each project through designated Field Superintendent and/or Project Coordinators at the direction of the Director of Construction
  • Help Track change order logs, ensures proper paperwork, and documentation is up to date and accurate
  • On-site visits to report back on progress and inspect work performed
  • Assist in closeout/post-construction work including securing final warranty book from GC and all final as-built drawings
  • Manage warranty items through proper completion
  • Assist and secure City Certificate of Occupancy, bond releases, etc.
  • Visit government agencies to help facilitate the project approval process

Requirements:

  • BS/BA degree preferred and/or relevant experience
  • 5+ years of experience in Blueprint Reading
  • 10+ years of experience in Commercial Construction
  • Excellent organizational skills with a strong attention to detail
  • Ability to handle multiple transactions and deadlines
  • Strong written and verbal communications skills, and the confidence to ask clarifying questions as needed

  • Strong project management skills
  • Experience in developing and implementing successful and scalable processes
  • A general desire to learn and assume additional responsibilities

  • Travel up to 50% of the time (West Coast and minor East Coast)
