The Development and Construction Controller reports to the Chief Accounting Officer and supports cash driven activities within the Finance and Accounting function for all multifamily development and construction projects in Los Angeles. This position plays a critical role in informing the business of financial indicators and revenue performance.

Our client is a privately-owned, U.S. company positioned to invest more than $1 billion in workforce housing in California over the next two years. They are a national brand, currently focused in Los Angeles where the area is experiencing a massive housing affordability crisis and rents are rising faster than incomes! They are a vertically integrated real estate company which has developed just under 6 billion dollars of real estate, including ground-up residential rental and for-sale apartments, adaptive re-use and historic conversions, student housing, community facility development, retail, and office.

This position is NOT Remote.

Responsibilities:

  • Oversee Project Accounting operations for real estate, development and construction projects
  • Manage, oversee, and train Senior AR Accountant and Project Accounting Team on the Construction Loan Draw packages and funding requests and associated documentation requirements related to client contracts, bank loan covenants and investor terms.
  • Prepare job cost analyses by interpreting projects’ financial data and information on construction, development and real estate projects
  • Produce Executive level/ Management level job cost reports necessary to share accurate financial position
  • Develop and implement key performance indicators to demonstrate current state on construction, development and real estate project performance and detect potential issues
  • Work closely with Divisions to provide clear visibility for each project.
  • Report any project financial risks and budgetary discrepancies to Executive, Accounting & Finance management teams for review
  • Prepare job audit reports on construction, development and real estate projects and present their findings to Executive, Accounting & Finance management teams
  • Describe how contingency is managed and reported against
  • Define change order management and how change orders are valued, reviewed, recorded and agreed
  • Identify cash flow forecasts and how and why they are used
  • Review and understand relevant documents including but not limited to loan documents and any other contracts and agreements pertaining to the construction, development and real estate transactions.
  • Establish, monitor and enforce comprehensive internal controls; maintain or establish policies and procedures as needed
  • Manage the preparation of various monthly and annual financial reports for clients, banks and investors as required
  • Ensure that financial reports comply with established accounting standards and procedures
  • Execute, oversee and approve monthly and annual accounting close procedures and deliverables to include journal entries, reconcile accounts, manage checklists, distribute reports and any other items requested
  • Oversee or assist with audits of as required by internal controls or bank or partner mandates and maintain due diligence ready records
  • Provide guidance and support to Project Accounting Supervisor and staff
  • Assist with various projects and duties as assigned
  • Works closely with Executive, Accounting & Finance Leaders in all areas of Accounting & Finance (Financial Statements, Investor Decks, New Processes, Manage Risk, Mentor and Guide Staff)

Requirements:

  • Strong Full Cycle Accounting
  • Comprehension of construction and processes, especially Revenue and Cost of Goods Sold as relates to construction draws
  • Minimum 5+ years relevant experience in real estate or construction accounting or finance or real estate development; prior management experience. Preferably with a multifamily developer, builder.
  • Multi entity experience, including intercompany transactional work experience
  • Ability to thrive in a dynamic, changing, fast-growing environment
  • Effective communication with all levels, including executive leadership
  • Hands on, detail oriented, and possesses the ability to solve problems creatively
  • Multi-tasking, able to work independently; proactive planning
  • Supervise, train and mentor a team of project accountants and senior AR accountant(s)
  • Advanced Excel skills
  • Advance report writing skills
  • Yardi ad Textura experience highly desired
  • Undergraduate degree in Accounting, Finance or Economics is desired
  • CPA desired but not required
