Vice President of Development: Our client is a real estate development firm specializing in large estate homes, luxury multi-unit buildings, and high-end commercial properties. Founded in 2004, the firm invests in highly sought-after residential and commercial properties in the Western US. Currently active in Lake Tahoe, Aspen and Sun Valley, and they are also exploring prospects in Park City, and other high end Western US markets. With each project, our clientcollaborates with the finest architects, designers, contractors, and craftsmen in the region to create uniquely beautiful homes. With corporate headquarters in Sun Valley, Idaho, They are seeking a hard- working new team member to join us at the Vice President level but would prefer this person be located in one their focal areas outside of Sun Valley.

NOTE: This position will work closely with extreme high-net worth clients on various finish and punch list items, after they’ve purchased a residence. This can be a demanding process so your patience and client facing negotiation skills sets must be strong.

LOCATION: This position may be based remotely it is preferred that the candidate be located in any of the west mountain regions outside of Sun Valley such as Tahoe, Aspen, Boise, Salt Lake, Park City. If you have the ability to be located in an area in which the client has projects that would be ideal. You must be willing and able to travel to Sun Valley as needed. 

 
Job Description
The Vice President of Development will oversee multiple real estate projects from initiation to completion, managing dedicated Development Teams for each project. This includes oversight of financial analysis, due diligence, design, planning, permitting, construction, sales, and post- sale management. The role involves supervising the day-to-day activities of the project team, including Development Managers, Construction Managers, architects, project consultants, and contractors. Collaboration with relevant government agencies to secure approvals and permits is essential. The Vice President of Development will be responsible for multiple project budgets and schedules, while ensuring quality and design objectives are achieved. This role encompasses all aspects of the development lifecycle utilizing a Development Team for each project, including financial analysis, entitlements, design and planning, permitting, contractor selection, and construction management.

Principal Duties and Responsibilities
  • Ownership of Development Teams overseeing multiple residential and commercial development projects through their lifecycle.
  • Supervise Development Managers and direct their work through all phases of development.
  • Provide regular updates to the President on progress of projects.
  • Oversee and ensure implementation of all facets of the development process including planning, design, entitlement, construction, and sale of projects.
  • Perform predevelopment activities including entitlement, permitting, and due diligence.
  • Build strong working relationships with government agencies, lenders, agents, and other project stakeholders.
  • Supervise and guide the contractor and consultant selection process including evaluating fee proposals and finalizing contract terms and conditions.
  • Manage the efforts of the General Contractor throughout the construction phase of the projects.
  • Review and grasp legal documents related to projects, including purchase agreements, title and survey, government agreements, closing exhibits, etc.
  • Develop and refine cost estimates and project timelines during the pre-construction period.
  • Thoroughly review architectural plans to drive quality and cost-effectiveness.
  • Direct project team and outside professionals to create an effective strategy for the success of the projects and implement strategy.
  • Monitor projects to assess tracking with schedule and budget and assist with addressing material changes to the timeline and/or budget impacts.
  • Oversee and maintain the financial projections, monthly draw requests, and related analyses for the development and operation of the projects.
  • Participate in project-related meetings, including strategy and negotiation sessions, design and construction meetings, and community meetings.
  • Conduct weekly coordination meetings between Development Managers and construction contractors to keep projects on track.
  • Update and track all budget and schedule changes throughout the project lifecycle and provide regular updates to the President from acquisition through project completion.
  • Track and document, with Development Managers, project performance against goals, objectives, approved budgets, and approved timelines, and communicate status effectively.
  • Work with the President to identify, evaluate, and secure new development opportunities.
Skills/ Qualifications

  • Bachelor’s degree in Business Administration, Urban Planning, Real Estate Development, Architecture, or a related field.
  • 10+ years of experience in real estate development, land development, and project management, with a proven track record of building and leading effective teams for major development projects.
  • Strong ability to manage multiple teams across various projects simultaneously, utilizing exceptional management skills, high energy, flexibility, and excellent organizational abilities.
  • Proficient knowledge and understanding of development and construction practices.
  • Detail-oriented with a commitment to staying updated on all areas of responsibility.
  • Demonstrated leadership skills, capable of building and maintaining relationships while effectively managing and inspiring both internal and external teams.
  • Ability to thrive in a fast-paced environment, meeting multiple deadlines effectively.
  • Effective organizational and time-management skills, including the ability to track and maintain short- and long-term project schedules.
  • Excellent verbal and written communication skills.
  • Experience in reviewing, comprehending, analyzing, and interpreting complex documents, including legal contracts, financial documents, and architectural drawings and specifications.
  • Proficiency in MS Office Suite, including Excel, PowerPoint, Word, and Microsoft Project.
Job Requirements:
  • Travel: Occasional travel required, depending on development location, approximately once or twice a month. Current projects in Aspen, Sun Valley, and Tahoe.
  • This role entails both office work and significant time spent on-site; comfort in both settings is essential.
  • Full-time position requiring 40+ hours per week with regular office hours.
