The Director of Maintenance and Renovations ensures implementation of all technical and mechanical work for multiple properties to ensure the interior and exterior of buildings, grounds, amenities, and common areas of the properties meet the Company’s standards for cleanliness, appearance, safety, and overall functionality as well as meeting budgeted financial and operational goals. Additionally, the RMM-MT will assist in developing scopes of work, development, and implementation of preventive maintenance programs, managing vendor (supplier) relations, and analyzing properties with respect to maintenance.

Our client is a strong owner and operator of market-rate multifamily properties. Their HQ is in Orange County and their properties are in the Inland Empire. They desire a strong leader that can train and direct staff to efficiently maintain their portfolio. Rolling up their sleeves to do required improvements and repairs in-house.  

Client would like to bring all construction and repair activity in-house by creating their own Construction (renovation, repairs and maintenance) division. If you have a general contractors license that would be desired but not required.

General Compensation range:

  • Base – 140K to 170K

JOB DESCRIPTION

This position will be based out of the Orange County Headquarters but will radiate out to all properties located in the Inland Empire.

  • Ensures proper leadership of on-site maintenance staff in the diagnosis of problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry walling, exterior structure, and appliance.
  • Develops standards for the cleanliness and overall appearance of the communities’ grounds, amenities, building exteriors, market-ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the communities and Our Client standards.
  • Ensures routine upkeep is performed on the properties, diagnoses, and repairs or replaces necessary components in accordance with established policies, procedures, and safety standards within code requirements and budgetary requirements.
  • Ensure work is performed with maintenance and operation of major mechanical systems, including cooling towers, chillers, HVAC systems, and boilers, across regional facilities. Coordinate inspections, repairs, and servicing of mechanical systems to minimize downtime and maximize efficiency.
  • Ensure completion of monthly Preventative Maintenance procedures as outlined in the Policy and Procedure Manual. Develop and implement preventive maintenance programs for mechanical equipment to ensure optimal performance and longevity.
  • Ensure compliance with all relevant fire codes, regulations, and standards across regional facilities. Coordinate regular inspections and maintenance of fire suppression systems, alarms, and emergency equipment.
  • For assigned sites, manages all vendor/contractor scheduling and project/work coordination (includes, but is not limited to, recurring contract management, ad-hoc repairs, etc.).
  • Periodically inspect work performed by contractors, vendors, and other service providers to verify the work, materials, and services meet quality standards, scope, and specifications as required.
  • Works in close coordination with Capital Projects Group when necessary (and if applicable) to ensure capital projects at assigned sites are properly scheduled and assists with the completion of capital projects in a timely manner.
  • Supports cost-cutting and expense control programs by ensuring parts are repaired, when possible, rather than replaced. Ensures the team is not being wasteful with materials and supplies and is practicing the correct use for tools and equipment.
  • Conducts regularly scheduled Our Client safety meetings, ensures all MSDS sheets are current and readily accessible, and keeps up to date on all OSHA and other safety-related laws and requirements to ensure property compliance.
  • Evaluates vendors and suppliers and their services on an annual basis based on quality, customer service, and pricing.
  • Assists in the interview process for the hiring of Service team members when needed at the site level.

Preferred Qualification

  • General Contractor’s license is highly desired but not required.
  • 10 years of related experience in property management.
  • 5 years previous supervisory experience in property management maintenance, other building maintenance, or related trade is required.
  • 3 years of experience managing multiple projects and team concurrently.
  • Ability to train maintenance teams to be able to do most of the necessary repairs themselves (painting, basic plumbing repairs, appliance replacement, basic drywall, basic electrical and mechanical and so forth. Train maintenance teams how to use, respond to and close out work orders assigned through the company’s phone application system.
  • Bachelor’s from an accredited college or university preferred.
  • Licenses and/or certifications for HVAC, pool operation, electrician, construction, etc. may be required based on the assigned portfolio of properties, but preferred for any geographic assignment.
  • Demonstrated ability to read, write, and communicate effectively to comprehend and complete requests for proposals, review bids, prepare budgets and other documents, and prepare and explain data to team members.
  • Demonstrated proficiency in internet, word processing, spreadsheet, phone applications and database management programs in order to complete required reports and other documents and train others to do so.
  • Ability to lead and inspire a team.
