Director, Property Management and Operations is responsible for the overall operations of each property in their portfolio and is directly responsible for the overall operations, including but not limited to maximizing the financial success, of each property in their portfolio. Location: Long Beach, CA

  • Expected hours of work: 40 hrs per week (minimum); required availability after hours and weekends.

  • Provide leadership and support to property associates to ensure properties are managed in accordance with applicable Property Management Agreement and approved operating budget.
  • Lead through active participation in Company programs, by championing and serving as a model for our culture of high performance and innovation.
  • Act as a mentor and coach to associates and actively lead in finding, developing and retaining the best talent.
  • Support the development of property associates through facilitation of training seminars and active participation in various recognition meetings.
  • Review and approve property related tasks such as financials, payroll, and payables.
  • Interact with residents to resolve escalated customer service issues.
  • Collaborate with corporate departments to implement and monitor programs and processes.
  • Supervisory tasks include: hiring, training, coaching, workforce planning, performance management, salary administration, disciplinary counseling and terminations.
  • Monitor the financial performance of the portfolio and troubleshoots struggling assets to ensure that a turnaround plan is in place.
  • Collaborate with pricing manager and routinely analyze the submarket of each of their properties to ensure the pricing and marketing strategies are appropriately aligned.
  • Conduct routine property inspections to ensure the general appearance and Company standards are being met.
  • Ensure a smooth transition during management of property dispositions and acquisitions.
  • Fill in as on site Property Manager as needed for leaves, vacations or down positions
  • Perform other related duties as assigned.
  • Primarily Conducts responsibilities from assigned office location and properties; limited work is permitted with prior authorization.
  • All duties and responsibilities  shall be performed as set forth in our established policies and procedures
  • Adheres to and assures compliance with Standard of Conduct, company policies and procedures and all applicable rules, regulations and standards as promulgated by Federal, State and accrediting agencies or regulating bodies. This includes, but is not limited to, Department of Housing and other applicable regulatory agencies.

Supervisory Responsibility – This position has supervisory responsibilities or onsite property managers and maintenance crews/vendors.

Travel

20% of (local/out of state) travel to various worksites is required.

Education, Training and Skills Requirements

  • Bachelor’s degree from a four year university or college preferred
  • At least five years of experience in property management and at least three years of management experience.
  • Must operate efficiently in a fast dynamic environment and able to manage multiple simultaneous projects requiring frequent communication and prioritization.
  • Ability to maintain confidentiality and exercise judgement and discretion.
  • Proven ability to innovate and formulate strategies that create an experience based environment.
  • Proficient in Fair Employment and Housing Act as well as other related federal and state laws.
  • Positive attitude and sound decision-making ability.
  • Effectively present information in one-on-one and small group situations to customers, clients and other employees of the organization.
  • Intermediate computer skills including proficient in Microsoft Office including Excel, Outlook, Word and PowerPoint.
  • Excellent time management, organizational and communication skills including verbal and written.
  • Required to speak and write the English language in an understandable manner.

Working Conditions

  • Works in office area and throughout property.
  • Moves intermittently during working hours.
  • Is subject to frequent interruptions.
  • Works beyond normal hours on weekends and holidays, when necessary.
  • Subject to call-back during emergency conditions (e.g. severe weather, evacuation, post- disaster, etc.)
  • Subject to hostile emotionally upset residents, family members, personnel, visitors, or others.
  • Routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
  • Works indoors and outdoors frequently.

Physical Demands

  • The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
  • Frequently lift and/or move items over 25 pounds.
  • Continuously standing, sitting, walking, bending, kneeling, stooping, crouching, crawling and climbing throughout the day.
  • Cope with mental and emotional stress of the position.
  • Must be able to remain in a stationary position 75% of the time.
