The Director of Capital Improvements (CAPEX)and Facilities will be a key member of the Our Client team. The position’s primary responsibility is to oversee the 10+ construction management teams in the successful planning, execution, and completion of capital projects and facilities management to enhance the value, functionality, and appeal of Our Client’s assets. The Director of Capital and Facilities will be required to continuously assess construction management performance and provide guidance to ensure corrective actions. This role will report to a senior leader on the Asset Management Team.

Our Client  (“Our Client”) is a high-growth commercial real estate private equity firm focused on multifamily property investing..

They have raised over $1 billion in equity commitments across two funds since its inception in October 2020. The current portfolio is 27 assets and 10k units primarily concentrated in the Southeast, Midwest, Nevada, and California. Our Client combines old-school real estate investing with new-school data analytics and process automation. The firm operates as an integrated team across investing, asset management, finance and accounting, and data and analytics, and is committed to building a diverse and inclusive organization to execute its mission to transform real estate investing. Our Client has a geographically distributed team, with offices in Chicago, New York City, Atlanta, Houston and several remote team members.

Desired location to place this candidate – more central US than Coastal as this candidate will have responsibilities coast-to-coast. Chicago, Dallas, Houston, Atlanta etc are more ideal but we are open to discussion depending on abilities and experience.


  • Due Diligence: Assist the Our Client Investments team with capex and operational due diligence on new acquisitions. Coordinate with third-party consultants to understand capital needs of each asset, including roofs, exterior, and interior, and help establish the in-unit renovation scope
  • Oversee JV partners, property management companies, and third-party capex consultants to ensure proper execution of the following tasks:

    • Project Planning: Review and opine on detailed project plans outlining scope, timeline, budget, and resource requirements for capital improvement projects
    • Budget Management: Manage and monitor project budgets, ensuring adherence to financial constraints and seeking cost-saving opportunities where possible
  • Vendor Selection and Management: Ensure construction management teams identify and select appropriate vendors, contractors, and suppliers for construction, renovation, or maintenance projects
  • Permitting and Compliance: Ensure all necessary permits and approvals are submitted for Our Client records before starting construction or renovation work. Ensure construction management teams enforce compliance with local building codes, zoning regulations, and safety standards
  • Risk Management: Identify potential risks and work with third parties to develop mitigation strategies to minimize project delays, cost overruns, and other adverse impacts
  • Asset Preservation: Ensure JV partners develop and execute maintenance plans to preserve the physical integrity and functionality of assets over time
  • Communication and Reporting: Keep stakeholders, including Our Client senior leadership, informed about project progress, budget status, and any issues or challenges. Provide regular reports and updates to senior management and other relevant parties
  • Post-Project Evaluation: Conduct post-project evaluations to assess the success of capital improvement projects and identify opportunities for improvement in future projects
  • Insurance Policies and Claims: Manage insurance policy renewals and ongoing claims
  • Sustainability Initiatives: Identify portfolio-wide sustainability initiatives within capital projects, such as energy-efficient upgrades or green building certifications, to minimize the portfolio’s environmental impact and utility costs

Requirements and Preferences

  • 8+ years of experience in project management, preferably in multifamily real estate
  • Strong understanding of construction principles, building codes, and regulatory requirements
  • Familiarity with sustainability practices and energy-efficient building technologies
  • Proficiency in project management software tools (familiarity with Banner is a plus)
  • Excellent verbal and written communication skills for effectively liaising with stakeholders, including senior leadership, property management companies, contractors, vendors, and residents
  • Ability to convey complex technical information in a clear and understandable manner
  • Demonstrated leadership skills to effectively manage project teams and contractors, ensuring accountability and motivation
  • Experience in risk management and problem-solving, with a proactive approach to addressing challenges as they arise
  • Meticulous attention to detail in reviewing project plans, contracts, and specifications to ensure accuracy and compliance
  • Ability to identify potential issues or discrepancies early in the project lifecycle and guide the construction management teams to take appropriate corrective actions
  • Ability to work effectively in a fast-paced environment with multiple concurrent projects and competing deadlines
  • Mindset that seeks to innovate and improve processes through technology
  • Ability to travel, including visits to (1) all properties 3x per year, (2) challenged assets as needed, and (3) potential acquisitions to oversee due diligence as new opportunities arise

Compensation is based on experience and might be different from the range provided: Range =  (salary+bonus) is around 150-190K plus long term incentive
