Private Equity Multifamily Company seeks experienced Full-time Lead Maintenance Manager (LMM).  Our client has successfully invested in, remodeled, and managed more than 50 multifamily properties across a diversified portfolio of Core and Value-Add assets.

Requirements:

HVAC Certified required.

Must be proficient in plumbing, electrical, HVAC, drywall, tile work, pool maintenance, make-ready, and painting.

Must have valid driver’s license.

Must pass background check and drug test.

24-hour on call required.

Supervise 3 onsite service technicians.

Essential Job Functions:

The role of the Lead Maintenance Manager is responsible for performing resident service requests, making apartments ready to lease, and maintaining the entire property in good repair. A Lead Maintenance Manager is responsible for making a repair whenever economically feasible rather than making a replacement.

You will also be involved in some renovations.

KEY RESULT AREAS

Maintenance

  • You will have responsibility for all mechanical and structural repairs and/or replacements including interior and exterior carpentry, appliances, plumbing, electrical and HVAC systems, and pool maintenance.
  • Observing and reporting all repairs and maintenance needs to the Property Manager on a daily basis.
  • Responsible for implementing and maintaining a Preventative Maintenance Program.
  • Complete all resident service requests within 24 hours of the office receiving the request from the resident.
  • Responsible for all after-hours emergency maintenance repairs. The Lead Service Technician must respond to these emergency calls in a timely manner to ensure the comfort and safety of the resident(s) and to minimize any property damage that may be incurred. Rotating schedules are permitted amongst qualified personnel.
  • Maintaining all equipment and tools in good condition; maintaining an inventory of parts and supplies and notifying the Property Manager of parts and supply needs.

Apartment Make-Ready * Assist the Property Manager in the scheduling and completion of making apartments ready for leasing and occupancy.

  • In the absence of a Make-Ready position, LMM shall also assume the duties of the Make-Ready personnel.

Other * The LMM shall assist the Property Manager in any other duties as requested.

Compensation:

            70-85K plus performance bonus, benefits.
