The Candidate we are looking for will possess significant expertise in site selection, negotiations, contracting, due diligence, financial analysis, land-use entitlements, and land development, along with the capability to manage multiple transactions simultaneously.
We need a candidate that understands and has successful experience working multiple markets in Southern California.
This is not just a raw-land acquisition position. This candidate must be able to find opportunities where others cannot. Such as acquiring older shopping centers or office buildings for future development purposes. Therefore, we are not just looking for home building backgrounds. We are looking for an aggressive real estate acquisition mind that sees opportunity.
In this position, you will be located at the corporate office in the Inland Empire Upland, CA, and will report directly to the Vice President and Managing Director of Land Acquisition.
Key Responsibilities:
- Identify potential land acquisition opportunities throughout Southern California, primarily focusing on the greater Los Angeles County and Inland Empire regions.
- Engage with landowners daily to negotiate potential land purchases and facilitate the closing of escrow transactions.
- Establish and maintain strong relationships with brokers and real estate agents on a weekly basis to identify potential land acquisition opportunities.
- Foster regular communication and strong relationships with City and County staff.
- Assess the development potential of specific land opportunities.
- Demonstrate proficiency in financial analysis and market evaluations.
- Coordinate and execute physical due diligence activities in collaboration with internal Client team members and external consultants.
- Develop business plans and strategic development initiatives.
- Oversee multiple concurrent transactions.
- Interface with various stakeholders as necessary.
- Acquainted with the title and escrow procedures.
- Possess a comprehensive understanding of ordinances and regulations pertaining to land entitlement and development, including the California Environmental Quality Act (CEQA).
- Familiar with state housing and land use legislation, including the requirements of the Surplus Land Act.
- Knowledgeable about the rules and regulations governing affordable housing.
- Engage regularly with elected officials to foster strong relationships and secure initial backing for future land entitlement and development initiatives.
- Collaborate with various internal departments at Client, including project development, marketing, legal, commercial, accounting, and finance.
Experience and Education:
- A minimum of 10 years of experience in land acquisition, planning, finance, and/or the real estate development sector is required.
- Variety of real estate acquisition experience
- Experience in the Inland Empire, Orange County and the greater Los Angeles area is preferred.
- A bachelor’s degree in real estate development or a related field is mandatory.
Additional Requirements:
- Proficiency in Excel, Word, PowerPoint, and aerial mapping software is essential.
- A California Real Estate Sales or Brokerage license is required or must be obtained within six months of employment (Client will cover the costs of the license and its renewals).
- Reliable transportation and a valid driver’s license are necessary for travel to company projects and land sites.
NOT REMOTE/NOT HYBRID: This is a Monday to Friday, 8 AM to 5 PM office position based at the corporate office in the Inland Empire.
