We are looking for a Vice President of Development to join our client’s development team. This senior position will be responsible for overseeing the strategy and execution of redevelopment activities for the Company’s existing portfolio of retail properties across the country.  You will be part of a dynamic team, collaborating with talented individuals from across the organization where everyone’s opinion is heard and valued.

 We are looking for a Vice President of Development to join their development team. This senior position will be responsible for overseeing the strategy and execution of redevelopment activities for the Company’s existing portfolio of retail properties across the country.  You will be part of a dynamic team, collaborating with talented individuals from across the organization where everyone’s opinion is heard and valued.

What You Will Do

  • Lead strategic value creation for redevelopment, and reinvestment activities across the company’s existing portfolio.
  • Work directly with municipalities to entitle existing properties to various mixes of uses from Multifamily, Office, Medical, Hospitality etc.
  • In tandem with senior leadership, identify and assess attractive redevelopment, and reinvestment opportunities that are currently untapped or not being leveraged across the portfolio
  • Take the lead working with the cities, attorneys, and consultants to rezone the properties.
  • Own and champion the entire planning, entitlement, development, and construction processes across the portfolio with a view towards best-in-class application of placemaking and architectural design, brand positioning, and differentiated but disciplined and reliable construction delivery methods and techniques.
  • Exhibiting a strong understanding of parking code and shared parking analysis this position will work with design teams to lay out the existing zoning, review existing REAs, parking codes, building densities and FARs.
  • Work with subcontractors and general contractors to price out development projects (renovations, rehabs and ground up developments) for retail, office, multi-family and hospitality
  • Quarterback the development projects and its vendors, contractors, and consultants to comprehensively manage the execution of all aspects of redevelopment, including but not limited to Entitlement, Zoning, Design, Plan Preparation, Plan Processing, Pro Forma Preparation, and creation of milestone GANTT schedules to track milestones for entitlements and developments.
  • Ensure communication and effective relationship management with clients, suppliers, contractors, vendors, engineers, and municipal representatives, achieving optimal alignment and outcomes across the portfolio of projects.
  • Ensure compliance across all developments/redevelopments with Federal, State, County, and City regulatory agency requirements
  • Provide routine presentations and reporting as needed updates to our client’s leadership, partners, lenders, and clients including but not limited to scope, schedule, budget, community interaction, and project coordination on both project and aggregate portfolio levels
  • Exhibit an inspiring passion for continuous learning and best-practice adoption across development functions. Implement strategies from a redevelopment perspective that enhance highest and best value for each proposed project on behalf of our client.
  • Assume additional responsibilities and performs special projects as needed or directed

Required

What you should have:

  • Bachelor’s degree required with preference towards relevant field, such as Architecture, Engineering, or Construction Management
  • Minimum  15 years of experience, which includes a track record of successful redevelopment and delivery of retail, office, multifamily, hospitality, medical and mixed-use projects
  • Multi-market, end-to-end project, and portfolio management experience in retail and mixed-use product classes with depth in delivery aspects of redevelopment (renovation, rehab and ground up).
  • Broad expertise in institutionalizing quality-focused, integrated portfolio project management across organizations and functions
  • Experience across the full spectrum of development activities specifically pertaining to entitlement, zoning, parking analysis, design planning, pre-development, pre-construction, construction budgeting for redevelopment projects.
  • A proven track record of creating, leading and championing a quality assurance culture across a portfolio of development and redevelopment
  • Demonstrated ability to work effectively and efficiently across multiple projects and markets, simultaneously, in a fast-paced environment to drive development/redevelopment project activities to successful completion
  • Exceptional written and verbal communication skills
  • Strength in managing multiple outside parties on multiple projects will be critical
  • Strong technical acumen in entitlement, zoning, parking, design and construction delivery; exceptional project management skills; sensitivity of architectural excellence and enduring placemaking; overt relationship management and transparent communication; clear decision-making and collaborative partnering

Preferred

  • MBA or master’s degree

Compensation

  • Base Salary range from $200-230K
  • Bonus structure = 30% of base on average
