We are searching for a Construction Project Manager (reports to the Vice President of Construction and Facilities) that will manage all tenant improvement construction projects greater than $50,000 for the entire division/region. Manage job from lease signing to substantial completion and tenant move-in.  This position can be place in any of the following locations:

– El Segundo, California,  Santa Clara, California or  Lake Forest, California

Our Client is a real estate investment trust (REIT) that acquires, develops, owns, and operates multi-tenant industrial, industrial-flex, and low-rise suburban commercial office properties throughout the United States. They acquire stabilized and “value-add” industrial and flex properties with strong long-term income growth potential. Creating value through vacancy lease-up, asset repositioning, local operational expertise and capital improvements.

Job duties:

  • Manage all building capital projects for the entire division/region in conjunction with the operations and property management teams.
  • Prepare RFP (Request for Proposal) Documents, for several types of construction projects; support their solicitation and award.
  • Coordinate and manage the design team for ongoing projects. Maintain all required project data and records; log and track all design changes and modifications, construction changes, contract modifications and potential claims
  • Prepare and produce all required management reports and records
  • Responsible for the management, direction and control of project design, construction and post-construction activities
  • Responsible for day-to-day contract administration activities, including but not limited to the review of design and construction schedules, estimates, submittals and other contract deliverables
  • Produce and process RFI’s, change orders, approval letters, write Scopes of Work, additional provision, and general conditions and be responsible for all correspondence between the Contractor, Architect, the City and OUR CLIENT
  • Perform in-house budget take-offs and prepare budget pricing for the internal Leasing and Property Management teams.
  • Assist Regional Vice President of Operations and Vice President of Construction Management in managing the overall capital budget for the division/region. Ensure proper forecasting of jobs has occurred on a monthly basis.
  • Coordinate all third party consultants for the division/region and manage OUR CLIENT’s preferred vendor network.
  • Perform other project management functions as assigned by the Vice President
  • Coordinates with all impacted parties from New Construction, Existing Facilities, Facilities Support Services
  • Briefs management and executives to obtain final approvals and coordinates implementation of new policies, including training
  • Able to coordinate, schedule and oversee twenty or more projects simultaneously with total values in excess of $15,000,000 annually
  • Must adhere to and help develop building standards
  • Take ownership of existing equipment surveys and develop a comprehensive and consolidated review of mechanical equipment, HVAC, roofs, parking lots and all capital repairs and maintenance


Basic Qualifications:

  • A four year college degree is required.  Degree in architecture, engineering, construction management or a closely related field is preferred 
  • Minimum 5 years’ experience in commercial project/construction management is required.
  • Master’s Degree in Real Estate or Project Management preferred.
  • Professional Engineer’s certification preferred. Strong knowledge of building systems (HVAC, roofing, fire/life safety, structural) required.
  • Must be proficient in MS Word, Excel, PowerPoint, Outlook, Knowledge of Yardi systems a plus. Knowledge of various Project Management Software systems a plus.
  • Must be able to work well under pressure and in tight time constraints with availability for occasional overtime on short/no notice
  • Ability to travel occasionally based on project needs.

Additional Eligibility Requirements:

This position requires extensive business related driving throughout OUR CLIENT facilities.  A good DMV driving record is required and Our Client will conduct a criminal background check. Job related criminal convictions, especially for alcohol or drug related driving under the influence (DUI) will be considered in making a decision about suitability for the position and may require disqualification.


  • Tenant improvement experience is strongly preferred.

Working Conditions

Must be willing to occasionally work late and on weekends on an as-needed basis, and with short notice.

Physical Requirements

There are specific physical requirements and/or environmental exposures which are an essential part of the job including twisting, turning, pushing/pulling, lifting under 10 lbs., climbing stairs/ladders, walking on normal or slippery surfaces, keyboarding (repetitive), and driving (automatic transmission).

Direct Reports

This position will have one direct report.

 – Base salary range between 100-135K (maybe a little more depending on experience)
