THIS POSITION IS CURRENTLY ON HOLD:  The Senior Vice President of Development and Construction is responsible for leading the originating, coordinating, and implementing all aspects of the development and construction of market rate multifamily projects in Los Angeles and other areas (Denver, Chicago etc.) The client will have a variety of multifamily product types from high-rise to traditional type V.

They are a vertically integrated real estate development firm to oversee their projects from concept through turn-over. In addition, they have the personal connections many of the best equity partners and capital investors. Headquartered in Los Angeles, our client has the perfect understanding of how to appeal to a broad local, national, and international audience

  • Initiates evaluation of potential project sites and properties.
  • Negotiates acquisition agreements.
  • Identifies new areas of program activity.
  • Assists with formulating department strategy.
  • Conducts preliminary feasibility analyses and organize critical community support.
  • Assist in researching and securing sources of predevelopment, construction, and permanent financing from public and private sources.
  • Works with regional public agency staff to assure timely public review and approval including environmental and other entitlement reviews.
  • Coordinates environmental review and local agency approvals.
  • Identifies and negotiate contracts with contractors, engineers and architects.
  • Prepares and monitor project budgets, cash flow projections and project schedules.
  • Oversees design and construction management to ensure attention given to special-user needs, project budget, timelines, and lender/investor requirements.
  • Makes public presentations on behalf of client at external project and policy meetings.
  • When necessary, taking the lead for hiring and orientation of new development staff in the region.
  • Facilitates training and technical support for new project managers.
  • Prepares written report material and makes presentations executive management, public bodies and community groups.
  • Lead team responses to RFQ’s and RFP’s.

KNOWLEDGE, SKILLS AND ABILITIES

  • Experience or background in all aspects of market rate multifamily project development from acquisition through construction completion
  • Working knowledge and experience selecting and hiring architects and general contractors.
  • Working knowledge of the state and local entitlement and public approvals processes
  • Previous supervisory experience
  • Ability to conduct estimates, preconstruction financial analysis and budget preparation
  • Effective oral and written communication, interpersonal and conflict-resolution skills
  • Effective public presentation skills.
  • Ability to work in and lead project teams and to work with a wide variety of individuals
  • Computer skills including word processing and spread sheets for financial analysis required
  • Excellent organizational and problem-solving skills·
  • Must be able and willing to travel and attend evening and weekend meetings as requested.

EDUCATION and/or EXPERIENCE

  • Bachelor’s Degree (B.S.) or equivalent; Master’s Degree (M.A.) or equivalent in construction management, architecture, engineering or similar discipline.
  • 10 years related experience in the development, design and construction of multifamily product (high-rise in addition to typical type V would be perfect). 
  • A passion for development, construction and team highly desirable.

LANGUAGE SKILLS

Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. The ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to write speeches and articles for publication that conform to prescribed style and format. Ability to effectively present information to top management, public groups, and boards of directors.

MATHEMATICAL SKILLS

Ability to work with mathematical concepts that govern construction project such as probability and statistical inference, and fundamentals of plane and solid geometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

REASONING ABILITY

Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

CERTIFICATES, LICENSES, REGISTRATIONS

Must have reliable automobile transportation and a valid California Driver’s License and insurance.

PHYSICAL DEMANDS

COMPENSATION – Based on experience but would range from the mid 200K to 300K plus performance bonus and long term incentives.
