The Vice President of Luxury Development will be responsible for managing multiple real estate development projects through their lifecycle.  This includes financial analysis, due diligence, design, planning, permitting and construction. The role requires managing the day-to-day work of the project team, including Development Managers, architects, project consultants and contractors. The Vice President of Luxury Development will need to work closely with the relevant government agencies to secure approvals and permits. The role requires close management of projects under construction to ensure the project is on budget and on schedule while at the same time ensuring that quality and design objectives are met.  All aspects of the development lifecycle for each project including financial analysis, entitlements, design and planning, permitting, contractor selection, and construction management will fall under this role.

Company background

Our client is a real estate development firm specializing in large estate homes and luxury condominium developments. The firm, founded in 2004, invests in luxury residential markets throughout the western US.  We have current projects in Lake Tahoe, Aspen and Sun Valley, with previous projects in the San Francisco Bay Area.  On each project, they work with the finest architects, designers, contractors, and craftsmen in the region to create uniquely beautiful homes. 

Principal Duties and Responsibilities

  • Ownership of multiple residential development projects through their lifecycle.
  • Supervise Development Managers and direct their work through all phases of development
  • Provide regular updates to management on progress of projects
  • Oversee and ensure implementation of all facets of the development process including planning, design, entitlement, construction, and sale of projects
  • Perform predevelopment activities including entitlement, permitting and due diligence
  • Build strong working relationships with government agencies, lenders, agents, and other project stakeholders
  • Supervise and guide the contractor and consultant selection process including evaluating fee proposals and finalizing contract terms and conditions
  • Manage the efforts of the General Contractor throughout the construction phase of the projects
  • Review legal documents related to projects, including purchase agreements, title and survey, government agreements, closing exhibits, etc.
  • Develop and refine cost estimates and project timelines during the pre-construction period
  • Thoroughly review architectural plans to drive quality and cost effectiveness
  • Direct project team and outside professionals to create an effective strategy for the success of the projects and implement strategy
  • Monitor projects to assess tracking with schedule and budget and assist with addressing material changes to the timeline and/or budget impacts
  • Oversee and maintain the financial projections, monthly draw requests and related analyses for the development and operation of the projects
  • Participate in project-related meetings, including strategy and negotiation sessions, design and construction meetings, and community meetings
  • Conduct weekly coordination meetings between Development Managers and construction contractors to keep projects on track
  • Update and track all budget and schedule changes throughout the project lifecycle and provide regular updates to management from acquisition through project completion
  • Track and document, with project managers, project performance against goals, objectives, approved budgets, and approved timelines, and communicate status effectively
  • Work with President to identify, evaluate and secure new development opportunities

Location:  This position is hands-on managing extremely high-end properties. Cannot be “phoned-in”. Client highly prefers candidates that can reside in the Sun Valley area of IDAHO. Some consideration may be given to candidates that reside in other areas in which the client is developing projects but preference is given to Sun Valley. 

Skills/ Qualifications

  • Bachelor’s degree in Business Administration, Urban Planning, Real Estate Development, Architecture or other relevant field
  • 5+ years in real estate development, land development and project management and the demonstrated ability to build and direct effective teams to manage major development projects.
  • Knowledge and understanding of development and construction practices
  • Detail oriented and drive to always be on top of areas of responsibility
  • Strong leadership skills with ability to build relationships, manage and inspire both internal and external teams
  • Ability to meet multiple deadlines and work in a fast-paced environment
  • Ability to manage several projects simultaneously through high energy, flexibility, and excellent organizational skills
  • Effective organizational and time-management skills, including tracking and maintaining short- and long-term project schedules
  • Exceptional verbal and written communication skills
  • Experience in reviewing, comprehending, analyzing, and interpreting complex documents, including legal contracts, finance documents, and architectural drawings and specifications
  • Strong MS Office skills including Excel, PowerPoint, Word, and Microsoft Project

Job Requirements:

  • Travel: occasional travel to projects in the Western US as needed
  • This is an office job that requires significant time on-site, you must be comfortable in both settings.
  • 40+ hours a week with regular office hours
  • You must bring commitment, enthusiasm, and dedication to the job

Compensation:

Salary Range: $250,000 – $300,000 annual
Bonus:  Target Performance Bonus of 30% Base Salary (can exceed). Benefits: 401(k), Health Insurance, Dental Insurance
