Production Manager –  Our client is is a private commercial real estate investment company focused in acquisition, development, and redevelopment of multifamily and mixed-use properties in the major West Coast metropolitan regions with a strong focus in California.

Location: San Diego County

What You Will Do:

  • Report to the Director of Production (or other Production Executive) in all production/construction related items including:  budget tracking, schedule tracking, contractor oversight, plan development, construction administration (Submittals/RFIs/Etc.), change order review, project closeout, payment application review, drawing management, and similar.
  • Coordinate with Development Team members as needed
  • Assist in the review and redlining of plans and specifications during the schematic design, design development and construction document phases of pre-construction. Ensures coordination of plans and specs with development and marketing programming standards
  • Work with Our Client’s Development Team during site investigation and preconstruction to establish project construction budgets
  • Assists in obtaining building and specialty permits from local jurisdictional agencies.
  • Assists in the review and qualification of competitive subcontractor bids (The GC bid Book) prior to execution of the GMAX Contract.
  • Develop a working relationship with general contracting team, design team. city officials, and inspectors
  • Lead communications with General Contractor
  • Assist with design team direction
  • Lead and/or assist in coordination with utility providers.
  • Perform regular jobsite observations to ensure that construction of assigned projects is in general conformance with the intent of plans, specifications and other documents.
  • Educate and monitor contractor personnel to ensure their understanding and achievement of quality standards throughout the construction process.
  • Monitor project and report to the Director of Production on conformance with the contract schedule and budget.
  • Facilitate processing of RFI’s, submittals and samples among the Contractor, the design consultants, ensuring that all responses are done in accordance with established project parameters.
  • Manage the General Contractor to ensure that all required mock-ups are prepared and presented to the owner for review and approval prior to production installation.
  • Conduct all critical pre-installation conferences with General Contractors, subcontractors, consultants and manufacturer’s representatives in accordance with project manual requirements.
  • Attend weekly owner/architect/contractor (OAC) meetings
  • Assist in the review, investigation and validation of Proposed Change Orders.
  • Prepare, or cause to be prepared, all required punch lists; and follow-through to ensure timely and proper completion and review by the Contractors and developer.
  • Manage all FFE installations to ensure consistency with the project schedule, plans and specifications.
  • Manage the entire building turnover process in accordance with the contract documents, facilitating and enhancing communications among the General Contractor, the Owner, and the Management Company.
  • Assist on the organization/planning for training of the Property Management Staff, including, but not limited to, turnover procedures, quality standards and project-specific systems orientation.
  • Conduct production/operations/contractor meetings, starting upon building turnover, to facilitate communications and resolve critical issues.
  • Assist the operations group with warranty service repairs, when necessary.
  • Lead on coordination of closeout documents – permit/as-built plans, O&M Manuals, warranty, etc. 
  • Manage the receipt of Temporary and Final Certificates of Occupancy from local Department of Building Inspections.
  • Manage the entire process required to reduce and ultimately exonerate any bonds posted in connection with assigned projects.

Requirements:

Bachelor’s degree (B.A.) from four-year college or university in engineering, construction management, real estate, planning, accounting or finance; and five or more years of related experience and/or training; or equivalent combination of education and experience.  More experience 10+ years will be considered with a commensurate compensation package. 

·         On-site field experience working for a general contractor or developer on the execution and completion of podium/wrap style large (100+ unit) multifamily or mixed-use projects is required.  Type III podium experience preferred.  Provide construction experience.  This is REQUIRED.

·         Must have a fundamental understanding of Type III and Type V construction, construction administration processes, permitting and building inspection processes, and be able to interface with general contractor, subcontractors, city officials/inspectors, and lender.

·         Must be skilled in reading and interpreting plans and specifications.

·         Intermediate MS Office skills (Excel, Word, PowerPoint, etc.) required

·         Intermediate CPM Scheduling skills required

Reasonble Compensation is a range commensurate with breath of experience in this field 

 – Base: 165K-185K plus bonuses and benefits.
