OUR CLIENT is a family owned, opportunistic investor/developer that over the last 35 years has invested in many different product types ((retail, multifamily, commercial office and mixed use) . At present, our client is buying Class “C” student housing projects at tier one schools across the country repositioning them with Class A interiors and furnishings. Currently our client is executing this business plan on projects at USC, Fullerton, Michigan State and Syracuse. In addition, our client will be breaking ground on the development of a 650 bed, student housing project fall of 2022. Just some of the exciting things they are up to!
Owners Representative Duties
- Coordinate contractors including engineers, architects, and construction contractors in order to deliver projects on time and on budget, following plans and specifications
- Manage the internal and external project team in coordinating all aspects of the project development process from initial design through construction and sign off
- Coordinate with the construction and property management teams to ensure organized and efficient transfer of buildings from construction to property management
- Prepare regular project progress reports for internal management and partners
- Support internal design and construction teams in concept development and planning
- Manage all changes in scope, requests for information and proposed change orders
- Support internal design and construction teams in concept development and planning
- Build and maintain relations with governmental agencies/departments including planning staff, building and safety and other pertinent permitting departments.
- Research and interpret zoning codes, entitlements needed for project, entitlement time line and processing with the jurisdictions
- Organize various meetings and prepare presentations for initial project introductions to a jurisdiction, neighborhood meetings, public hearings, etc.
- Manage all changes in scope, requests for information and proposed change orders
- Managing the submittal of required applications, plans, supporting documents
- Attend monthly construction draw meetings as owner’s representative
- Perform periodic inspections and report on progress and issues to our client’s senior management
- Other duties as assigned
Owner’s Representative Profile
- 7+ years of experience acting as or performing project management
- Ability to manage large ($20M+) new construction project from inception to completion
- Degree in architecture, engineering, or Real Estate Development is preferred
- Detail-oriented, organized, reliable, highly productive, and efficient * Have great interpersonal and communication skills to successfully deal with internal and external business associates
- Able to work in a fast-paced environment and have excellent attention to detail
- Demonstrated experience in coordinating the subcontractor bid analysis/award, project scheduling and document management within the building and construction industry
- Must have the ability to read architectural and engineering plans
- Proficient in MS Project, Primavera, Procore, MS Word, Excel, Outlook
