1179 Director of Reinvestment Project Management

The Director of Project Management is responsible for leading capital improvement initiatives throughout a multifamily housing portfolio, including asset preservation, infrastructure upgrades, and value-enhancement projects. This position oversees projects from initial planning and underwriting through completion, ensuring alignment with financial objectives, approved budgets, and established timelines. The role also provides leadership to project management staff and works closely with executive leadership and internal business partners to support capital planning and process improvements.

Director, Project Management – Capital Reinvestment
Key Responsibilities

  • Lead the planning, prioritization, and execution of capital projects across a multifamily portfolio while maintaining consistent project management standards and processes.

  • Manage and mentor project management personnel, with responsibility for team growth and organizational development as portfolio needs evolve.

  • Partner with internal stakeholders to define project scope, establish budgets, and evaluate financial feasibility for renovation and capital investment initiatives.

  • Oversee capital expenditure requests, monitor project performance against approved budgets, and provide reporting to executive leadership.

  • Coordinate project approvals and entitlement processes with municipal agencies, consultants, architects, engineers, and internal teams.

  • Direct contractor procurement efforts, including bid review, contractor selection, contract negotiations, and value-engineering evaluations.

  • Continuously assess and improve project delivery procedures, documentation standards, and departmental workflows.

  • Prepare and deliver project updates, portfolio summaries, and capital planning presentations for senior leadership.

Qualifications & Skills

  • Strong understanding of project management principles, construction processes, capital budgeting, and financial underwriting.

  • Ability to review and interpret construction drawings, specifications, schedules, contracts, and project financials.

  • Proficiency with project management and reporting software platforms.

  • Excellent written and verbal communication skills with the ability to present information effectively to executive stakeholders.

Education

  • Bachelor’s degree in Construction Management, Project Management, Engineering, Architecture, or a related discipline preferred. Equivalent experience will also be considered.

Experience

  • Approximately 7-10 years of experience managing multifamily capital projects, renovations, redevelopment programs, or related construction initiatives.

Additional Requirements

  • PMP certification or other industry-related credentials are a plus.

  • Ability to travel as required.

  • Valid California driver’s license and compliance with applicable vehicle insurance requirements.

  • This position requires regular use of a personal or company vehicle in the performance of job responsibilities.

    Compensation: $145,00 – $205,000, performance bonus, benefits.
